The Neston Gardens tower block in Birkenhead was in need of major refurbishment to bring its ageing interior and exterior up to modern standards and improve the quality of life for hundreds of residents. With the concrete structure showing signs of deterioration, Sika supplied a complete repair and protection solution that would help to restore and preserve the building’s aesthetics and performance standards for years to come.
With more than 12,000 properties across the North West, housing association Magenta Living started a £32 million improvement programme to transform eight tower blocks across the Wirral – including the 14-storey Neston Gardens. Delivered over a three year period, the high-rise investment programme aimed to improve standards of living by updating the tower blocks’ appearance and installing new bathrooms, kitchens and heating systems.
To repair Neston Gardens’ damaged exterior and protect the structure for the future, Magenta turned to a Sika concrete repair and protection solution comprising repair mortar and a protective coating. Developed using over 100 years’ experience and unrivalled practical expertise, the Sika solution proved ideal for the client.
Any minor undulations in the structural concrete were first restored using a levelling coat of Sika® MonoTop 620. As a finishing top coat, Sika MonoTop® 620 helped to restore the impaired concrete and provide a continuously, smooth surface for the application of the final protection coating – Sikagard®-675W ElastoColor.
To complete the repair and provide an overall layer of protection, Sikagard®-675W ElastoColor was applied. Used to aesthetically enhance concrete substrates and particularly suited as a final protective coating for facades, the anti-carbonation treatment provides a high quality yet economical water-based, acrylic coating to protect against weathering and ageing.
With the external concrete structure fully repaired and protected, this ageing tower block has been given a new lease of life. A complete solution from Sika has given the client and residents peace of mind that their new-look properties will provide hundreds of residents with a high quality, attractive and sustainable home for years to come.
