The 1 Broadgate project, a transformative mixed-use development delivered for British Land and GIC by Sir Robert McAlpine, has been delivered ahead of the contract programme and on budget thanks to a strong collaborative ethos shared across the delivery and client teams.
Offering 56,500m² of premium office, retail, leisure and dining space, 1 Broadgate sets a new benchmark for sustainable commercial buildings and is an eye-catching addition to the City’s skyline.

The striking 14-storey building is on target to achieve BREEAM Outstanding, WELL Platinum and NABERS 5-star certification, with sustainability placed at the core at each stage of design and construction.
The scheme integrates circular economy principles to facilitate future deconstruction and material reuse. From concept to completion, sustainability remained central, with low-carbon materials sourced across the supply chain and construction waste minimised in alignment with the UK Net Zero Carbon Buildings Standard and British Land’s ESG strategy.
1 Broadgate boasts a private terrace at each level and features a stunning, colour graded façade.
SRM drew on extensive experience of managing complex logistics in the heart of London to maintain business continuity for neighbouring tenants throughout the programme.
The outcome is a world-class, future proof development which uses innovative measures to reduce its impact on the environment.

The state-of-the-art building is 96% pre-let to A&O Sherman and JLL, with the top floor still to let and attracting good demand, reflecting the strength of the market for well located, best-in-class office space.

The project is the fifth SRM has delivered for British Land as part of the Broadgate framework, with the sixth, 2 Finsbury Avenue, set for completion in 2027.
