The new vibrant development at One Church Square, Pimlico in London comprises of 39 apartments designed around a central courtyard, with a glass roof and rooftop garden to make the most of outside space in a city development.
The existing brownfield site within a conservation area, was derelict so the new development was created to bring the space back to life.
The vision and design for the building was created for Wates Construction by Architect Paul Davis + Partners. Timber was used with steel across the project to deliver an industrial aesthetic, which was softened by timber. Western red cedar cladding was used for the building envelope and John Brash timber decking was chosen to complement the rest of the timber use.
Other considerations for the specification of the timber decking were anti-slip provision, and fire retardant treatment for the elements of the decked areas that form part of the fire escape.
JB Antislip Plus, graded to C24, was specified with 2 anti-slip inserts for a high level of non-slip performance.
All decked areas that form part of the fire escape route were fire retardant treated to Euroclass B using a non-leachable exterior fire retardant treatment. Although not classified as having preservative properties, this process gives enhanced biological durability. John Brash FTX Exterior Fire Retardant treated deck boards have a 30 year desired service life when used in Use Class 3 applications (exterior, out of ground contact).  The remainder of the decking was treated during manufacture with Osmose Naturewood preservative, as standard, to provide a 25 year guarantee against rot and insect attack.

Timber was specified to help the project achieve Code 4 of the Code for sustainable homes. All boards meet BS7976 with full FSC and PEFC chain of custody. Natural decking has the lowest embodied energy of any mainstream building material and is a managed material to deliver a more sustainable product, enhancing the environmental credentials of the project.
