Outline planning permission secured for Edgware masterplan

Barnet Council’s Strategic Planning Committee recently voted to grant outline planning permission to a joint venture between Ballymore and Places for London for proposals to transform Edgware Town Centre following guidance from Savills.

The site comprises the Broadwalk Shopping Centre (including a large Sainsbury’s store) and associated surface level car park, Edgware Bus Station, Edgware Bus Garage, Redhill Medical Centre and Deans Brook Nature Reserve - a Site of Importance for nature conservation.

The outline masterplan has been developed by Howells and transforms the 10.3ha site into a vibrant, street-based commercial, cultural and residential heart for Edgware.

In the context of an ongoing and worsening housing crisis, the masterplan delivers in excess of 3,000 new homes, 35% of which will be affordable which delivers over 17% of the Council’s needs for its housing waiting list.

The masterplan represents a £1.7 billion investment into Edgware which will deliver:

  • Approx 3,500 new homes, 35% of which are affordable
  • 11.9 acres of green and open space including public access to the Deans Brook Nature Park for the first time in 100 years
  • 460,000 sqft of new commercial uses including a potential cinema
  • A new integrated public transport interchange
  • New community uses including an integrated healthcare hub and library.

Iyabo Johnson, associate director in the London Planning team at Savills, says: “We are really pleased to have successfully steered this ambitious scheme through a complex planning process. The Edgware masterplan offers a sustainable, plan-led response to London’s pressing need for housing and growth. The proposals make optimal use of brownfield land with excellent public transport connections.

“Through a bold and forward-thinking approach, the scheme unlocks a significant package of public benefits including over 3,000 new and affordable homes, 11.9 acres of green and open space, a new public transport interchange, and an integrated healthcare hub and public library.

“The team will now be working closely with Barnet and the Greater London Authority to finalise the Section 106 Agreement and secure Stage II approval from the Mayor of London. We look forward to continuing our work with Ballymore, Places for London and Barnet Council to help deliver this transformative vision for Edgware town centre.”
